Monetaria Villas

Monetaria Villas is in Rawai, on Phuket's south coast, about 850 m from Rawai Beach. The developer's location map also places Rawai Seafood Market at 1 km, Tops Supermarket at 1.2 km, Naiharn Beach at 3 km, the International School of Phuket at 5 km, Chalong Pier at 5.6 km, Villa Market at 5.7 km, Chalong Hospital at 5.9 km and Phuket Town at 15 km.

Type A is a 3-bedroom, 4-bathroom villa on a 320–360 sqm plot with 274–360 sqm usable area, from THB 18.9 million excluding loose furniture. Type B is a 4-bedroom, 5-bathroom villa on a 380–457 sqm plot with 374–450 sqm usable area, from THB 25.9 million excluding loose furniture. Both types include a private pool, covered parking for two cars, a walk-in closet off the master bedroom and an open-plan kitchen, living and dining area.

Monetaria Villas includes a shared clubhouse with a gym, yoga/pilates space, a pickleball court and a working/green area, alongside 24-hour security and underground electricity across the estate. The images shown are the developer's artist renders; the clubhouse had not yet been built at the time of writing, while Show Villa B1 is complete and open for private viewing.

Monetaria Villas is built by ABC Developer Co., Ltd., winner of the Best Resort Villa Development Phuket award at the Dot Property Thailand Awards 2024.

Buyers pay 60% during construction (about 12 months) and the remaining 40% over 36 months after handover at 0% interest — a total payment period of roughly 48 months. Ownership transfer to the buyer's name happens only once 100% has been paid; before that, the buyer may rent the villa out in their own name, with the rental income going to the buyer. An optional furniture package is available: THB 2 million for Type A, THB 3 million for Type B. Buyers who want to resell before paying in full can assign the contract to a new buyer for a THB 100,000 fee, and multi-villa or investor buyers can ask about special pricing.

Foreign buyers can choose a 30+30+30-year leasehold; at each renewal, the buyer pays the land-office renewal tax directly, with no additional fee to the developer, and renewal terms are attached to the sale contract. Freehold buyers purchasing via a Thai company receive the developer's legal and transfer advice. The developer's in-house team can manage short- or long-term rentals, with 70% of rental income going to the owner and 30% to management; the developer projects 8–15% annual ROI for rented villas, though this is not a guaranteed return. The building permit is in place and each villa sits on its own separate title deed. Systems (structure, electrical, plumbing, pool) carry a 5-year warranty and materials a 1-year warranty.
