Manisa Villas (Bangjo–Pasak) is a gated community of modern pool villas in Bangjo, Pasak, on Phuket's east side. Every villa price includes the swimming pool, landscaping, air conditioning, wardrobes and kitchen; a furniture package (THB 1.5–2 million, by unit) and a monthly maintenance fee (THB 8,000–10,000, by unit) are billed separately, alongside a one-time THB 100,000 sinking-fund contribution per villa. Taxes and transfer fees are split 50:50 between developer and buyer. A second phase of six further villas (S01–S06) is also planned on the same site.
